Real Estate Development
Blue Cedar acquires development sites and leverages our vast network ranging from architects, builders, attorneys, and city officials to provide exceptional opportunities on behalf of the local community and our investors. We have experience in leading ground-up and repositioning projects, ranging from multifamily to mixed-use, life science, retail, office, and industrial asset classes.
Joint Ventures - Blue Cedar partners with landowners who seek to participate in real estate development projects through their existing assets for mutually beneficial outcomes.
Investment Management
Blue Cedar is the sponsor and general partner for various high-yielding real estate development projects. We work on behalf of our network of investors which ranges from individual placements, syndicators, and real estate private equity funds. Our guiding principles with our investors is to provide transparent communications, and continually seek the best outcomes on their behalf.
Advisory Services
Blue Cedar also provides third-party development advisory services for various financial institutions and Owners. As accomplished real estate developers, our advisory is tailored from an Owner’s perspective. We work with a mindset as though the projects were our own.
Due Diligence & Monthly Reporting - Generally hired prior to a construction loan closing, Blue Cedar is retained by clients (either debt or equity investors) to evaluate feasibility, project status, risk profile, development team, and assess all relevant aspects of the subject development. Following a successful closing, Blue Cedar then returns to the site throughout the duration of construction, and reports project statuses to the client. Our analysis and reporting is from the eyes of our personal development experience, and we act as a liaison between our client and their sponsor.
Fee Development - Blue Cedar is retained by various Owners ranging from REITs, family offices, banks, private debt funds, or other groups to provide third-party development services. We are inserted on behalf of the Owner to execute their business plan accordingly, either in the initial stages of determining the highest and best use of a project, replacement of project team, or during foreclosure events where projects are half-built. Blue Cedar is capable of stepping in to various situations to drive the project forward at Owner’s direction.
Construction Management - Our diverse background of managing projects across many asset types and locals informs our decision making process in the field. We mobilize on behalf of Owners to oversee the construction process, by helping select and manage general contractors and other vendors. Our top priority is overseeing the project schedule and managing the capital budget from project start through certificate of occupancy.
